A mixed-method study of infrastructure real estate investment trusts found that return resilience depends on combinations of environmental, social and governance attributes, project-level performance and capital-market conditions rather than on any single ESG measure. Green certification, energy efficiency and social responsibility were associated with stronger resilience only under specific contextual conditions, indicating multi-factor synergies. The study did not establish that these factors caused the observed outcomes.
To examine how several influences operate together, the researchers developed an “ESG+” analytical framework that extends the conventional environmental, social and governance dimensions with two additional domains: underlying assets and capital markets. The analysis used questionnaire evidence and empirical data, integrating fuzzy-set qualitative comparison analysis with necessary-condition analysis to identify configurational paths through which multiple factors jointly shaped the earnings resilience of infrastructure REITs. It also used LASSO regression to identify variables containing incremental predictive information and provide a complementary comparison with the configurational results.
Three findings emerged from the reported analyses. First, green certification, energy efficiency and social responsibility were linked to enhanced return resilience in particular combinations with other factors, rather than showing uniform effects across all configurations. Second, project cash flow and energy efficiency emerged as core conditions in several configurations, indicating the foundational role attributed to operational performance in shaping resilience. Third, in settings described as having imperfect legal and fiscal systems, market liquidity, pricing mechanisms and information disclosure interacted as complementary mechanisms associated with stronger return stability. Together, these results suggest that operational strength, ESG attributes and market institutions can reinforce one another.
The research provides a configurational account of infrastructure-REIT resilience rather than a ranking of isolated predictors. Energy efficiency appeared both as an ESG attribute and as a core operational condition, while green certification and social responsibility were consequential in combination with other conditions. The LASSO analysis was included as a complementary predictive check, but the supplied research summary does not report the number of REITs, observation period, country coverage, model thresholds, effect sizes or uncertainty estimates. Because the study combines questionnaire evidence with empirical observations, its findings should be read as associations among market, institutional and organizational attributes, not as proof that changing one certification, disclosure practice or operating condition will necessarily improve returns.
